As experienced painters and decorators in Croydon and South London, we are regularly assigned to paint houses before a sale. A fresh new application of paint is a great way to maximise the value of your home, but there's a number of other things that you can do that will ensure you get the best possible price for your property. Of course, replacing the windows or renovating your loft will substantially increase value, but this guide is for those who are looking for rather more quick and easier ways.
1) First Impressions Count
It is a known fact that people make judgements in the first few seconds. The first thing that your buyer will see is the exterior of your property, and if it is looking a bit shabby, this will cloud the buyer's judgement. The only thing this will result in, is a lower offer. Any brickwork has to look uniform, all paintwork should be fresh, and if you own a front garden it is critical that this is freshly mown and free from weeds. If your front lawn is concreted over and looks a bit bare, add some potted plants to give it some colour. Any fencing that looks a bit wonky and broken should also be rectified immediately too.
2) Excellent Interiors
Inside your home, all of the door frames, windows and bannisters should be given a new lick of paint. If you can make sure they all have one uniform colour, this will really bring the property together. If your walls and doors are in any kind of wacky colour, you should paint these in a neutral tone. Buyers like to imagine what they will do with your property and this is harder to do, if your doors are painted neon green. All of your carpets and floor should be given a good clean too before every viewing.
3) Impeccable Bathrooms
You will want to ensure that your bathrooms and kitchens are in excellent condition. Any doors, cabinetry and fittings should be in good working order. If you can make the effort, upgrading the showers and taps are a relatively inexpensive way to give your rooms a modern look.
4) The More Natural Light, the Better
A property with lots of light looks so much better than one shroureded in darkness. Maximising the light in your home will go a long way to extracting the most value from it. Giving your windows a good clean and using bright energy efficient lights will help a great deal. Make sure too, that if you buy any new fixtures or furnshings these are in light, neutral tones.
5) Get Cleaning
Your home needs to be spotless. All of your personal items need to be shoved in a cupboard and hidden from sight. Any kind of clutter is a big turn off, so you just want the essentials in every room. If you have any bulky furniture, get rid of it or stick it in storage, as you want as much free space as possible.
If you're selling your home and want it to look it's best, giving it a fresh new coat of paint is an excellent way to do that.
